Where should I open a Bed and Breakfast inn?

A partner and I are hoping to start up a Bed & Breakfast. I would love advice on opening one. Where is the ideal place to open one- should it be in a city or very close to one or would a rural place be more desirable for tourists? Is there any particular hot spot in the US that could use a B&B? Any other advice would be wonderful, as well. Thanks.

It's kind of a tricky question, because the places that have the most demand for B&B lodging tend to have the most existing establishments.

Since this will also be your home, I'd focus on cities or areas of the country where YOU want to live. From there I'd take a look at existing bed and breakfasts for sale. Many of these are quite successful, but the owners are ready to move onto a different phase of their life.
